New Award Winning XLMS design and build project located in Hong Kong’s vibrant district of Wan Chai. The project redefines the engineering office workplace, showcasing Cundall’s innovation and industry leading sustainability expertise.
The Cundall office is the new benchmark of how to cost effectively deliver a first class office fit-out whilst creating a healthy, efficient and future proof space. The 3,500 ft2 office, located on the 7th floor of The Hennessy, Hong Kong, has been designed to incorporate as many WELL Building Standard™ and LEED principles as possible.
The main office area is open-plan and flooded with natural light from the 4.5m floor-to-ceiling windows. Some 90 percent of the office workstations have access to views and, by installing PVC- free blinds against the windows, solar glare is controlled to optimise visual comfort.
An upcycle approach has been incorporated within the sustainable building design at The Hennessy with a conscious decision to reuse existing materials rather than buying new alternatives. 1770kg of waste diverted from landfill, almost 1427kg CO2 saved from disposal emissions. The most striking expression of this approach can be found in the feature wall within the reception area which utilises reclaimed wood from an old Hong Kong fishing trawler that once worked the South China Sea.
Without compromising the design and effectiveness of the lighting, fluorescent light fixtures have been reused from Cundall’s previous office to create a comfortable lighting scheme that meets both WELL and LEED standards.
Costs-in-use are kept to a minimum by using efficient lighting with occupancy-detection and daylight-dimming controls. By placing luminaires only where they are needed, a 25 percent better lighting power density than the ASHRAE 90.1-2010 standards has been attained, as well as gaining maximum points against the interior lighting power credit under LEED.
Innovative ventilation solution that uses pre-fabricated fabric air ducts create great thermal comfort, it has a longer life span, reusable, lower air leakage and easy to install.
