XLMS designed and constructed a cutting-edge 12,000 sq. ft. office for LOJEL, a globally recognised luggage brand known for its high-quality, value-added products, situated at 83 King Lam Street, Cheung Sha Wan. Founded in 1989 by visionary entrepreneur Chih Chang Chiang, LOJEL is dedicated to innovation and attracting top talent in the retail sector. The workplace strategy emphasises diversity and collaboration, featuring expansive multifunctional spaces, meeting rooms, focus areas, and breakout zones that foster a dynamic work culture. A striking entrance offers breathtaking views of Hong Kong's major port and the Pearl River Delta, creating an inspiring backdrop, while the adaptable space can effortlessly transform into a lively work café for events and town hall meetings.
The design blends warm wooden flooring with sophisticated concrete grey tones and custom joinery, while vibrant terrazzo tiles add a playful touch to the breakout areas, creating an inviting café-like atmosphere for employees to unwind. Thoughtfully integrated greenery enhances the aesthetic and promotes well-being, cultivating a vibrant environment that supports productivity. This project exemplifies innovative design principles and sustainable materials, reflecting Lojel's commitment to ESG standards through the use of eco-friendly materials and low volatile organic compounds.
The thoughtful integration of Herman Miller height-adjustable furniture and ergonomic seating creates a versatile work environment that balances privacy and openness, while soft breakout areas encourage mentorship and knowledge sharing. XLMS was responsible for the interior design, fabrication, and execution of this project, completed in late 2024.

Yoga Movement, Singapore's premier lifestyle yoga studio, has arrived in Hong Kong, offering a transformative experience that transcends the boundaries of traditional yoga practice. With over 10 successful locations across Singapore, this new studio on H Queen's Road Central, nestled in the heart of the cosmopolitan CBD, marks the first Yoga Movement presence in the city.

In 2024, XLMS designed, fabricated, and constructed a state-of-the-art, 27,520 square feet, two-level office space for the renowned jewellery retailer Chow Sang Sang in Shenzhen, Mainland China.
The integrated workplace features cutting-edge conference, training, streaming, and specialised facilities to enhance Chow Sang Sang's capabilities across Mainland China. This innovative design aims to support the company's evolving workplace culture and enable it to attract and retain top talent.
The project embraced innovative design principles and sustainable materials, reinforcing Chow Sang Sang’s dedication to Environmental, Social, and Governance standards. The standout feature walls, constructed from SPC blocks and eco wood panels, are certified eco-friendly by the U.S. Green Building Council and free from volatile organic compounds.
Chow Sang Sang has an expansive retail presence, with over 10,000 employees, 50 stores in Hong Kong, Macau, and Taiwan, as well as 870 stores across 60 cities in Mainland China since the 1930s.

A Corporate Workplace Design and Construction Project for multinational consumer products company - Colgate-Palmolive.
In early 2024, XLMS Limited, the main contractor, successfully completed a remarkable 26,000 sqft renovation project for Colgate Palmolive's Asia Headquarters in Hong Kong. The project aimed to transform the corporate workplace design and construction to meet the evolving needs of Colgate Palmolive.
Collaborating with design and branding consultants, Landor, the team achieved a stunning outcome that reflects the company's vision and enhances its presence in the region.

Treasures and Scent is Located on the second floor of The Langham, Shenzhen.
Furnished in a modern, simplistic style, the brand new Treasures & Scent offers its collection of handmade chocolates, as well as innovative classic Western European desserts to provide guests with a sweet and romantic experience.
Designed by XLMS, Treasures & Scent features a lavish use of marble with golden trims for distinct modern classic look. The setup is purposefully designed to maximise the space and create a welcoming atmosphere. The display counter using transparent cabinets further highlights the openness and spaciousness of the concept. Different functional areas such as the pastry kitchen, display counter and dining space are relatively independent. In front of the display counter are three elegant tables for guests to enjoy a relaxing time with a cup of coffee and tasty desserts.
Treasures & Scent are also equipped with a full range of facilities for cake-making workshops in different occasions, including family and friends’ gatherings and team buildings. Under the guidance of the masterful dessert chefs, guests will have an immersive dessert making experience.

Apartment on Jardine's Lookout, Wing On Towers
This two-level apartment features efficient spatial planning for seamless family gatherings. The open-concept living, kitchen, and patio area maximise the available space and innovative storage solutions.
The design embodies a serene, understated 'Quiet Luxury'. Neutral textures and tones create a harmonious fusion of opulence, simplicity, and modernity. Classic wall lines complement contemporary elements, achieving a cohesive aesthetic.
Meticulous attention to detail is evident in the carefully selected materials, including timber veneer, tiles, neutral paint, and metal. Bespoke timber veneer details on fixtures and the integration of antique furniture and art pieces add character.
A standout feature is the family or 'Library room' and custom-made glass bookcase overlooking the tree lined neigbhourhood..

Situated in Hong Kong's esteemed May Tower in the Mid Levels neighbourhood, this interior design project showcases a meticulously crafted living space spanning over 2,300 sqft. Tailored for the lifestyle of a young family, the apartment offers breathtaking views of the city skyline, creating a stunning backdrop. Its distinguishing feature is a unique multi-level triplex arrangement, providing an elevated perspective from the balcony to fully appreciate the vistas.
The design concept embodies understated ‘quiet luxury’, and tranquility. Seamlessly blending opulence, simplicity, and modernity through neutral textures and tones. European-style wall lines complement contemporary elements, creating a harmonious fusion.
Every detail has been carefully considered, with a meticulous selection of materials enhancing the overall aesthetic. Wood veneer, tiles, cement-like special paint, and metal are showcased in a minimal, muted colour palette. The craftsmanship is evident in bespoke timber strip details on fixtures.
The spatial planning caters to multifunctional family gatherings, with efficient use of space for storage and joinery. The result is a seamless and uncluttered environment.
A notable highlight is the stylish glass ball pendant light above the bar table, serving as a captivating focal point in the double-height space. The integration of an elegant 'Arclinea' kitchen with a metallic finish adds sophistication to the design.
This interior design project achieves a perfect balance of elegance, functionality, and contemporary style. Meticulous attention to detail, thoughtful material selection, and unique design elements define its character.

The original layout of of this building by back in 1985 was 2 bedroom layout, the client is a family of 4 and requested 3 bedroom layout with plenty of storage. The owner likes to entertain guest have chosen the open kitchen design, there is also opportunity to enclosed the kitchen during cooking or family time.
We have also custom made an UK import materials called Forresso as the dinning table with matching backing to the display shelf. A mixture of Maxalto bar chair , B&B Italia Husk and De Castelli have furnishing have provided a classic yet contemporary approach to the living and dinning space.
The building itself have light weight brick at the underside of the slab for soundproofing, in which the low ceiling was inherited from this building. The design approach of this is to create a double curve cove ceiling to smoothen out the lights onto the ceiling to create a natural blend of lighting.
The stone flooring perimeter also mimic the ceiling to identify the living and dining zoning
Master bedroom have created into a relaxing environment with only B&O sound bar exposed for relaxing music and opportunity to view movies for some entertainment.
Contradi and Maxalto bedside lamp and table have been carefully chosen to enhance this experiences
The bathroom design have created an shower walk thru into Japanese style bathtub
Italian Gessi sanitary ware have been chosen for extra wellness
Whilst the siblings are quite young the parents want them to share more time together whilst they are young and have the opportunity to enclosed it with movable partition for privacy as they gets older
Casalis Slumber pouffes matching Magis Rocky horse were carefully chosen to match the Andrew Martin wall coverings to create a playful yet meaningful to the sibling as they love ponies

Discover a newly renovated and transformation of an old 1970s apartment located in the desirable Braemer Hill district of Hong Kong, thoughtfully crafted to cater to the needs of a young professional couple. Embodying an understated design aesthetic, the space exudes an atmosphere of ‘Quiet luxury’ and tranquility. Spanning an area of 800 square feet, this meticulously designed apartment was completed in the middle of 2023. The interior design and construction were expertly handled by the esteemed team at XLMS, ensuring a harmonious blend of functionality and elegance throughout the space.
Luxury Apartment 'Design and Build' project located in 'Larvotto' - East Ap Lei Chau, Hong Kong.
In a region where conspicuous consumption is the norm, our client declared that they wanted an home that is understated ‘Simple and spacious with tonnes of storage’ . However the challenge was to also add two extra bedrooms into the original luxury one bedroom 1100sft apartment that hosted a generous living and dining area, overlooking the vibrant Aberdeen marina and its channel and beyond to the adventures on the hill of the famous ocean park.
Adding the 2 extra bedrooms posed a serious threat in that it would compromise the existing spacious layout and impact on the spectacular views, this was successfully achieved by careful and clever space planning adaptation around the existing structural layout and services. With a generous amount of daylight flooding the interior, the palate of finishes selected of white painted joinery and light colored timbers on feature walls and floors enhance the light quality into the new living area, offering a sense of calmness and a place where you could feel like relaxing the entire Sunday afternoon.
Overall the project adhered by strict feng shui principles by a master that came to consult on the project, so as designers we had to respect the personal, cultural and spiritual requirements of the client, with the occasional compromise through alternative solutions. These principles were no use of dark colors, location of beds and doors, colors on walls in the bedrooms were carefully selected and even the number of light fittings in each room were specific.

Maison L'OCCITANE is located within the new Lisboeta Macau Integrated Resort is located at Cotai, Macau
It is the first boutique hotel in the world by the cosmetics brand, Maison L'OCCITANE. The hotel features with 164 rooms and suites boasting designs inspired by Provence, the south of France.
The hotel offers a diversity of room types customised with themes based on L'OCCITANE's most iconic natural ingredients, namely Immortelle, Verbena, Cherry Blossom and Shea Butter, each illustrating classic Provencal charm and representing contemporary French elegance.

The project is located on the Wenching Beachfront in Hainan. Blue sky and sea, white sand provide an unique natural setting. Over the past years, increasing number of newly-built five-star hotels in Hainan have intensified competition. Therefore it is requires each hotel to have its unique architectural and landscape character,
Instead of traditional Southeast Asian architectural style for hotels in tropical areas, the designers have creatively targeted at the unique style of modern relaxing hotel which also boasts seaside resort atmosphere. The 5 star resort consists of over 50,000sqm of gross floor area, 400 hotel rooms, spa, bars, restaurants, resort villas, banquet and convention facilities.

Hong Kong’s Lan Kwai Fong Group (LKF) revealed plans to tranform South Australia’s Cleland Wildlife park, adding new attractions and creating a world-class nature-based destination.
The master plan for the project was revealed today by South Australia Premier Jay Weatherill. The AUD $150m development will go live in phases between 2020 and 2026. In addition, there are plans for a hotel and a cable car connection to the centre of the state capital, Adelaide.
20 Hectare Site included architecture design of eco-tourism education, entertainment, retail hospitality and eco-resort hotel.

Part exhibition and store curated range of certified pre-owned luxury watches as well as a plethora of customisable watch accessories — such as watch straps, travel cases, winders and more — that cater to all personal tastes.
XLMS responsible for the installation of interactive technology displays, which are touch gestures on the glass surface creating an extraordinary interactive experiences with the watches on display . Using touch gestures recognised by a LIDAR system users can interact with ritatble turntables to rotate watches displayed in the showcase interactively. Additional interact with TV screens mounted behind the glass front to discover additional content in a playful way.
Wristcheck also offers a drop-off service for any pre-owned watches that clients wish to sell. All watches consigned through Wristcheck receive complimentary professional in-house photography and evaluation from trained watch specialists.
Wristcheck’s in-store living room space also provides valued clients with a stylish sanctuary to sit back and relax, meet with friends, share watch stories, and enjoy drinks.

Tom Dixon's designs are cool, original, contemporary, playful, and versatile, appealing to a wide range of homes with their effortless style and simplicity. These qualities have defined the brand since 2002 when British designer Tom Dixon founded it after previously leading design at Habitat. Dixon's early experiments with metal and plastics led to hits like the Mirror Ball and Beat lights, and the brand has since expanded into furniture, home goods, and more.

The design creates an ambience for calmness, sophistication in the decor along with the personal service to provide an unforgettable experience. Allowing old whisky meet the new in Hong Kong's fashionable regeneration area of Sheung Wan.

This Japanese two level street concept store on the fashionable Wan Chai's Lee Tung Avenue serves a huge array of Japanese sweet and savoury snacks, as well as the infamous potato chip, soft serve ice cream and chocolate sauce combo.

Jamba Juice is a prominent American quick-service restaurant and juice bar chain offering a variety of blended fruit and vegetable juices, smoothies, and light food options. Established in 1990 in San Luis Obispo, California, it has grown to over 850 locations across 36 U.S. states, with international presence in Australia, Japan, the Philippines, Taiwan, South Korea, Thailand, and Indonesia.
Jamba Juice's first location in Hong Kong, at K11 Art Mall, Shop B101A, 18 Hanoi Road, Tsim Sha Tsui in 2025. The project is managed by XCS, with construction executed by XLMS.

‘Bowtie JP Health’. A new kind of multi-disciplinary healthcare centre,‘Bowtie JP Health’. The design aims to rethinking health care design with a focus on Wellness and preventive health for a millennial cliental.
The project co-founded by Hong Kong’s first virtual insurer Bowtie, and a leading primary care provider JP Partners Medical. The project leverages medical technology and lifestyle to give clients better personalised primary care. The design makes use of of distinctive curves and softer colours to create an ambience.

Charles Taylor Adjusting, Richards Hogg Lindley office is located in 633 King’s Road Quarry Bay, Hong Kong.
The 7,000 sqft project was completed in Mid 2020 by XLMS [Construction) and XCS [Design & Project Management].
The AXA office is the an example of how to cost effectively deliver a first class office fit-out whilst creating a healthy, efficient and future proof space). The 38,000 ft2 office, located on the located in Avenida do Infante D, Henrique, The Macau Square, Macau.
The project also redefines the insurance office workplace, showcasing AXA’s innovation and industry leading adoption of the key workplace practices of ‘Empowerment’ and ‘Restoring boundaries’ for service providers (or agents) . This has been achieved through a strategic re-stacking of the traditional insurance agency and practices and adopting modern Co-Working Design.
The AXA Co-working space entry sets the stage for a welcoming experience with a concierge to help introduce and orient workers to the space.
The AXA ‘nomadic’ zones invites individuals who are transitioning throughout the day between projects and tasks. Located close to the concierge, and with easy access to work-tools that help colleagues manage their day, the space gives individuals everything they need to be productive.
The meeting zones are designed for deep ‘focused’ collaboration, supporting the cycle between individual and collaborative modes throughout the duration of a project. Settings are planned purposefully to accommodate project needs over time, while promoting connection across the table or across the globe.
Flexible resident offices are designed to grow expertise and community within their discipline, the resident zone supports workers who are tethered to technology and have assigned spaces.
These informal co-working spaces support spontaneous connections and serendipitous interactions. Adjacency to the staff space enables collaboration and impromptu planning with the resident team.
A shared, dynamic space provides a team with acoustical privacy from the rest of the office, with space for idea- sharing and feedback, as well as social interaction – building a sense of community among team members.
Considerations in meeting rooms as project rooms provides a team with a dedicated, owned space for a period of time. Lockable storage, access to power and data, integrated technology and display space aid the project in process.

Travers Thorp Alberga is a distinguished boutique law firm specialising in Cayman Islands and British Virgin Islands law, staffed by highly experienced offshore lawyers.
This project showcases the remarkable design crafted by XLMS, featuring ergonomic furniture systems that prioritise comfort and functionality. The office boasts breathtaking waterfront views of Victoria Harbour, creating an inspiring and invigorating work environment. Additionally, the space includes purpose-built meeting and conference rooms to facilitate seamless collaboration and communication. The vibrant pantry further enhances the overall ambiance of the office, providing a lively and welcoming atmosphere for employees and visitors alike.
The Travers Thorp Alberga Attorneys office renovation was skilfully executed by XLMS and was successfully completed in mid-2023, delivering a remarkable workspace that reflects the firm's professionalism and commitment to excellence.

New Award Winning XLMS design and build project located in Hong Kong’s vibrant district of Wan Chai. The project redefines the engineering office workplace, showcasing Cundall’s innovation and industry leading sustainability expertise.
The Cundall office is the new benchmark of how to cost effectively deliver a first class office fit-out whilst creating a healthy, efficient and future proof space. The 3,500 ft2 office, located on the 7th floor of The Hennessy, Hong Kong, has been designed to incorporate as many WELL Building Standard™ and LEED principles as possible.
The main office area is open-plan and flooded with natural light from the 4.5m floor-to-ceiling windows. Some 90 percent of the office workstations have access to views and, by installing PVC- free blinds against the windows, solar glare is controlled to optimise visual comfort.
An upcycle approach has been incorporated within the sustainable building design at The Hennessy with a conscious decision to reuse existing materials rather than buying new alternatives. 1770kg of waste diverted from landfill, almost 1427kg CO2 saved from disposal emissions. The most striking expression of this approach can be found in the feature wall within the reception area which utilises reclaimed wood from an old Hong Kong fishing trawler that once worked the South China Sea.
Without compromising the design and effectiveness of the lighting, fluorescent light fixtures have been reused from Cundall’s previous office to create a comfortable lighting scheme that meets both WELL and LEED standards.
Costs-in-use are kept to a minimum by using efficient lighting with occupancy-detection and daylight-dimming controls. By placing luminaires only where they are needed, a 25 percent better lighting power density than the ASHRAE 90.1-2010 standards has been attained, as well as gaining maximum points against the interior lighting power credit under LEED.
Innovative ventilation solution that uses pre-fabricated fabric air ducts create great thermal comfort, it has a longer life span, reusable, lower air leakage and easy to install.
Harnessing the latest technology and utilizing Cundall’s in-house innovative development IEQube®, we continue to monitor Cundall’s indoor environment quality with Cundall’s interactive building performance dashboard

Paragon Creator Space located in Kwun Tong - Kowloon East or ‘Hong Kong’s New CBD’. The 15,000 sqft millennial friendly Collaborative CoWorking or Maker space for innovative entrepreneurs in technology, engineering, art and design to gather and work on projects. Paragon Creator Space space design prioritises the needs of its members while creating a welcoming and productive environment that fosters collaboration and community.
The space design’s objective was to create an environment that fosters productivity, collaboration, and a sense of community.
The creator space furniture that is easy to reconfigure and adapt to the needs of different users, such as adjustable desks and movable partitions. An open layout which promotes collaboration and networking among members. However, keeping a balance openness with privacy and provide areas for focused work. A mix of amenities such as high-speed internet, printing and scanning facilities, meeting rooms, and a kitchen or snack area.
The creator space reflect the Paragon brand and values of the company, through the use of color schemes, artwork, and other design elements.
The creator space provide areas for community members to network and socialising, such as a lounge area, shared kitchen, or outdoor patio. A mix of Multi-functional spaces, that can be used for different activities, such as a conference room that can be used for events or a private office that can be used for meetings, can maximise the utility of the space.

Paragon Wellness is an innovative workplace project situated in Ngau Tau Kok, Hong Kong's waterfront regeneration district. This project expands Paragon's existing community and diverse range of facilities available to its members.
The project includes a versatile dance studio, wellness rooms, meeting spaces, a photography studio, social areas, as well as various office spaces tailored for startups and entrepreneurs.
The wellness rooms are designated private areas within the office where employees can take personal time to address their health needs. These tranquil and peaceful spaces allow individuals to visit whenever they feel stressed, anxious, or simply in need of some solitude, providing a valuable respite from the rest of the office environment.
Work demands different mental states throughout the day, requiring employees to transition between focused work, problem-solving, meetings, and collaboration. Sustaining productivity for a full eight hours can be challenging for anyone. By offering wellness rooms, individuals have the opportunity to find solace, decompress, and recharge at any point during the day.

XLMS was engaged by Aussco for design and project management to develop their new facility. XLMS workplace design for Aussco prioritises employee needs, fostering collaboration, learning, and mentorship. This approach cultivates a dynamic business culture, essential for attracting and retaining talent in today’s competitive economy.
XLMS designs one of the world’s first media focused co-workings spaces - Located in Wong Chuk Hang, HK's new creative precinct. This Industry Focused Coworking Spaces allow like-minded media entrepreneurs to gather to share their experiences and work together. The spaces encourages its members to connect, create, and collaborate through industry-specific facilities, events and vibrant communities. Within the 10,000sqft space is a dedicated facility for K.O.L. and digital media startups. The new destination includes pop up kitchen, screening theatre, recording studio pitching theatre.

This new Hong Kong is a place where Reckitt Benckiser’s people can collaborate to excel. Located in Hong Kong’s vibrant district of Wan Chai.
XLMS collaborated with the company’s leaders to create a space to nurture the organisations’s talent and values of creativity, performance and hospitality. The design promotes employee well-being and facilitates interaction.
The open-plan encourages employees to move freely and provides a gathering space for special events. Meeting rooms and scattered seating areas offer spaces to connect. Smaller work areas provide more private, quiet environments.
Wan Chai’s unique urban views and sunlight complement lighting and ergonomic height adjustable desks adjust for maximum comfort. Careful acoustic planning ensures that carpets and ceilings absorb sound and open areas are located away from workstations.
A series of cool spaces or ’social infrastructure’ include, booth seating, pantry spaces, workshop areas, help employees feel empowered and create opportunities to “co-create and innovate”.
Distinctive details, such as curved veneer panels and rich floor design elements reflect the organisations vibrant brand offer -' to attract and retain talent in a competitive economy'.
